For a long time, being a Manvel resident meant driving somewhere else. Groceries in Pearland. Home improvement in Pearland. A decent weeknight dinner? Also Pearland. The city had its loyal handful of restaurants and its master-planned neighborhoods, and the rest of daily life happened north of the county line.
That equation is quietly rewriting itself this year. Two new retail centers are under construction on Highway 6, a 124,000-square-foot big-box anchor just opened at the SH 288 interchange, and the confirmed tenant lists read less like a suburban afterthought and more like a real town center taking shape. If you already live here, the practical question isn't "is Manvel growing." It's "what changes about my Tuesday."
The SH 288 Corridor Just Got A New Anchor
The most visible shift is at Manvel Town Center, the retail hub off SH 288 about 20 miles south of downtown Houston. A new 124,000-square-foot Lowe's opened there as additional national brands explore joining the growing retail hub south of Houston. Lowe's opened the store at 21606 State Highway 288 on Jan. 22, giving residents a full-scale hardware option that doesn't require the drive to Pearland Town Center or Silverlake.
The more interesting news is what may follow. Irvine, California-based In-N-Out Burger and Oak Brook, Illinois-based hot dog chain Portillo's Inc. are among several additional tenants that are under lease negotiations for space there. Neither is confirmed yet, and lease negotiations are not the same as a groundbreaking. But the fact that two out-of-market chains are circling Manvel Town Center at all is the signal worth paying attention to. National brands do not sign leases in places they think are still becoming a market. They sign leases where the rooftops have already arrived.
Two Retail Centers, Two Different Jobs
While Manvel Town Center handles the big-box and national-brand story, two smaller centers are being built for the everyday errands. Both were announced in a February 22 social media post from Mayor Dan Davis and are being leased by Hunington Properties.

The tenant mix tells you what these centers are actually for. Confirmed tenants at the Shops at Bluewater include Hawaiian Bros Island Grill, Hemma House and Pressed and Polished Dry Cleaning. "That is a strong start and a good mix of food, family and everyday services," Davis posted online. Dry cleaning and a fast-casual lunch spot are not aspirational amenities. They are the things you stop needing to plan around once they are on your side of the highway.
There's a third addition worth noting on the same corridor. Gyro Hut is set to open a location in Manvel at 21716 SH 288, Suite 102, with construction on the new location expected to wrap up at the end of July 2026. The Manvel Gyro Hut is scheduled to open in summer 2026. Mediterranean is one of the categories Manvel has historically had to leave town to find, so the location matters as much as the concept.
The Restaurants That Were Already Holding The Line
None of this replaces the local roster that has been carrying Manvel's food scene for years. If anything, the new arrivals give the existing spots something they've never really had, which is competition on their home turf. A short read on where locals were already going:
- Manvel Seafood & Grill, at 19015 Hwy 6, has been serving Gulf-forward plates and boils since it opened in 2009. The half-pound shrimp boil with corn, potato, sausage, and egg in the signature butter sauce is the dish people bring guests to try.
- Honore's Cajun Cafe on Highway 6, a family recipe operation run by Brook Honore, with a second location in Angleton. Boudin, gumbo, and catering are the anchor offerings.
- Old Bucs Barbecue, consistently the top-ranked spot on Yelp's Manvel list this year, is the address for brisket and burnt ends.
- Aki Sushi Asian Fusion, Dumpling World, and Wrap & Roll cover the Asian side of the map, which historically meant a drive to Shadow Creek or Sugar Land.
- Grazia Craft Kitchen, The Burger Barn, Big Horn BBQ, Marqe Donuts, and Dilly's round out the list of locally recognized names.
The point isn't that Manvel has a Michelin-caliber dining row. The point is that for a city whose restaurant inventory used to fit on the back of a napkin, there are now enough options that a two-week rotation doesn't repeat itself.
The Summer Calendar Worth Blocking Off

A year ago, the standing joke was that Manvel had one grocery run, two restaurants worth defending, and a lot of driveway time. This season, the joke stops landing. A hardware run, a lunch out, a dry-cleaning drop, and a Saturday event are all doable inside city limits, along one corridor, without merging onto 288.
The interesting question is not whether more chains follow In-N-Out and Portillo's into the lease pipeline. It's what the second-order effects look like for the neighborhoods that were built assuming Manvel would stay quiet. Property owners near the Highway 6 corridor may want to keep an eye on how these centers actually perform in their first eighteen months. That is the kind of read that turns into pricing conversations later.
